We believe borrowers should understand exactly who they are working with and how we make money before they share their portfolio with us. This page summarizes our role.
Who we are
Real Estate CFO is operated by USDV Capital Holdings ("USDV"). We are a capital advisory firm based in the United States that helps real estate operators organize their portfolios, surface capital options, and broker business purpose loans.
What we do
- Capital advisory. We review your portfolio, your debts, and your capital goals, and recommend strategies and capital sources we believe fit your situation.
- Loan brokering. When you initiate a capital application, we present your file to lenders we believe are a fit. The lenders make their own underwriting and pricing decisions.
- Selective co-investment. In some transactions, USDV or an affiliated fund may participate as a capital provider alongside third-party lenders.
What we are not
- We are typically not the lender of record. On most transactions surfaced through the Service, the loan is funded by a third-party capital source we present to you. In some transactions, USDV or an affiliated fund may participate as a capital provider — directly, as a co-investor, or both — and any such participation will be clearly identified on the term sheet you review.
- We do not provide consumer mortgages. Real Estate CFO is for business purpose loans only — loans secured by real estate held for business or investment purposes, not for personal, family, or household use. We do not originate or broker owner-occupied residential mortgages, and the Service is not available to consumers seeking such loans.
- We are not a registered investment adviser. Our recommendations are commercial advisory in nature and are not securities investment advice. They are not personalized investment advice within the meaning of the Investment Advisers Act of 1940.
- We are not your fiduciary, accountant, or attorney. Use of the Service does not create a fiduciary, accounting, or attorney-client relationship.
Where we operate
Based on advice of counsel, USDV brokers business purpose loans in 42 U.S. states. The list of eligible states is available on request — contact advisors@usdvcapital.com. We do not broker loans in states where doing so would require licensure we do not hold.
How we make money — and our potential conflicts of interest
USDV is compensated in some or all of the following ways:
- Brokerage fees from lenders or borrowers when a loan we present is funded.
- Co-investment returns when USDV or an affiliated fund participates as a capital provider in a transaction.
- Subscription fees for advanced platform features (where applicable).
Because we may both advise on capital options and participate as a co-investor in those options, we have a potential conflict of interest. We manage this in three ways:
- Disclosure on every term sheet. When USDV or an affiliated fund participates as a co-investor in a transaction, that participation will be clearly identified on the term sheet you review, including the size and economics of our participation.
- You see alternatives. We aim to surface multiple capital options for any given application so that USDV-included terms can be compared against third-party-only terms.
- You decide. USDV does not select or commit you to any capital source. You review the options and decide which to pursue.
No guarantees
We do not guarantee that any application will result in funded capital, that any particular terms will be available, or that historical performance referenced on the Service will be repeated. Lender pricing, market conditions, and underwriting outcomes vary.
